The property is set on 1700sqm of land, with an internal living space of 230sqm which are split on two floors. The villa is completely private and comes with five bedrooms.
Accommodation is in Three double bedrooms, two with en-suite bathrooms and two twin bedrooms (sleeps 10), large fitted kitchen with dining area, separate spacious living area and two guest bathrooms. Large overflow pool (70sqm) with plenty of deck area to entertain complement the property.
The property is completely surrounded by a mature garden and enjoys lovely valley and side sea views. All bedrooms have optional air conditioning so do the living and dining areas. The property has a spacious private drive way together with a one car garage making parking safe and hassle free. This private owned villa in malta is conveniently located approximately 10 min walk from the main road were one finds all the shops such as supermarkets, restaurants, bars, bakeries, pharmacies, banks and bus stops. Only 5 min walk to the sea and 10 min walk to the sandy beach of Mellieha Bay. We provide each occupant with bath towels, face towels and face cloths. All bathrooms have there own supply of towels. Sheets and towels will be changed every week for those staying with us for more than one week.

No changes/substitutions can be made. The property is to be used for holiday accommodation only and not for any commercial activity, party or disco. Failure to observe this condition is deemed to constitute a cancellation of the booking by the client and the Management of The Villa reserving the right to refuse admittance or terminate the booking. Security deposit/damage: When renting the villa you are expected that your party members act responsibly and respect the property and its contents. A security/damage deposit is not required upon the confirmation of the booking. However, the party leader aggress to accept full responsibility for all loss or damage to the property and its contents caused by any member of the party and confirms that the full cost of repair or replacement will be met while/during the occupancy of the villa. Security and Valuables: Any valuables left at the property are left at your own risk and the Owner’s are not responsible for any loss. It is your responsibility to ensure all doors and windows are closed and locked when leaving the property. If theft or damage to the property occurs through negligence on your part, the owner is entitled to seek compensation from you. Conduct: Your holiday villa is located in a nice residential estate where your neighbours may be Maltese residents. We ask that you act in a considerate and courteous manner to your neighbours. We expect you to have fun but we also request that noise be kept to a minimum during early mornings and late evenings, particularly around the patio and pool. You are responsible for leaving the property in a reasonable clean and tidy condition and failure to do so will result in extra charge. Access/Suitability: The property is not recommended for people with limited mobility.. Air Conditioning: The villa is completely air conditioned including all five bedrooms, kitchen/dining and living area. The prices quoted include a €50 on account per week for the a/c. This credit should be able to cover the usage of a/c for the week. Should you use this credit, extra usage has to be paid for by purchasing a pre paid card from the management. This measure has been taken to avoid wastage of electricity while the villa is not occupied. Maintenance: All breakages, accidents, problems and losses must be reported to the management as soon as they occur so that they can be attended to. As with any home appliances, from time to time these may malfunction and may need repair - the management will use their best endeavours to have any problem rectified as quickly as possible. Repair times may be dependent on third parties such as utility companies. Access to the Villa may be required by authorized maintenance personnel during your stay (you will be advised beforehand and this will be done with your approval). Pets: Pets are not permitted (except dogs used to aid sight or hearing) in our holiday villa unless you have prior written consent from the management of the Villa. This is primarily out of consideration for future guests who may suffer from allergies or other pet related illnesses.
